Many sellers are exploring Property Management as an option for their homes today. Our team has the solution for you - excellent full service Property Management services through Coldwell Banker Vanguard Realty with two options for you to choose from:

 

Option 1: Tenant Placement includes a market analysis to help you determine rent amount, marketing (MLS, Realtor.com, Trulia, Postlets, and propagates to many other rental and real estate sites as well as internal listing for other Coldwell Banker agents), showing your property or coordinating showings for other agents based on your schedule, identifying candidates and screening the applicants (statewide criminal records search, credit check, employment verification, rental history, etc). Then, once a candidate has been screened and approved, we have the lease prepared by our attorney for you. As a homeowner, one of the biggest values for you with this option is the candidate screening. We have access to the credit reports and other types of searches that individuals can not access. Plus, the attorney prepared lease and the bonus of marketing and showing the property.

 

Option 2: Full Property Management includes all of the above PLUS managing your property throughout the term of the lease. This means we handle collection of all rent, late fees, complete move in and move out inspections, take care of all tenant inquiries, coordinate repairs using our list of licensed and insured vendors, hold security deposit in an escrow account as required by law, provide monthly statements accessible via our online management system and more.
